Defence Housing Australia leases properties directly from investors to house Defence members and their families. You buy the property, DHA becomes your tenant. More than 12,000 owners already lease to them.
It works differently to an ordinary rental. Leases run for years rather than months. Rent is paid monthly in advance for the term of the lease, subject to the lease terms — including abatement in the circumstances set out below. DHA handles vacancy and most non-structural repairs under a single service fee charged as a percentage of gross rent.

How the lease works

Long lease terms
DHA generally offers leases of 3, 6, 9 or 12 years at commencement, with the possibility of extension.

Rent paid monthly in advance
Rent accrues daily and is paid monthly in advance for the term of the lease. Payment is subject to the lease terms, including abatement — see the DHA note below.

Annual independent rent review
An independent licensed valuer reviews the property each year and recommends the rent for the following period at current market rates.

Property care included
DHA covers vacancy management and most non-structural repairs for the length of the lease, under one service fee.
